Housing Overview
UO Sagas uses classic UOR-style housing with a modern twist: every player house is expandable through three stages, and some can be extended further with modules such as a stable. The Basics
- Player houses are expandable and have 3 stages. After the initial placement, a house can be upgraded twice via the house menu. Each upgrade adds another floor or wing, plus more secure containers, lockdowns and vendor slots.
- If an upgraded house is redeeded, the deed remembers its stage — when placed again, the house reappears at the stage it had before.
- Some houses can be upgraded further with Modules, such as a Stable.
- House deeds and module deeds are purchased from Architect NPCs.
- Some houses have courtyards where runes can be marked, allowing owners and co-owners to recall or gate directly to their courtyard.
House Slots
- Every account is allowed 1 house by default.
- Additional house slots can be bought at the Vault of Eren Vendor.
Rules
- All characters on the house owner's account have full owner rights.
- There are no combat restrictions inside houses.
- Bulletin boards can be accessed by everyone in public houses (unless banned), or only by friends in private houses.
- Everyone can use locked-down dice, clocks, runes and vendor rental contracts.
- Friends can add items to a locked-down stack and use locked-down dyes.
- Locked-down reward braziers and other light sources can be switched on/off by co-owners.
- Only owners can place vendors directly (others must use a vendor rental contract).
- Securable items include: containers, house doors, runebooks, board games, books, dye tubs, special dye tubs and potion kegs.
- Untamed creatures cannot enter player houses.
- In public houses you cannot lock the front doors or set their security level; all other doors allow it.
- A house owned by a guildmaster can have its doors and chests set for guild member use. Note: this setting currently allows ONLY guild members to access — even owners, co-owners and friends are locked out unless they are also in the same guild.
- A co-owner can place a personal 25-item storage container in a house by saying "I wish to place a strongbox".
On Owner Deletion
- If the account has another character, house ownership transfers to the next character on the account.
- If no other character remains or the account is deleted, the house becomes Condemned and decays normally. The house sign will indicate the condemned status.
House Placement
- Houses must be placed 5 tiles away from all other player houses. (Some older placements were grandfathered in from a time when only 1 tile of spacing was required, except in front of the door.)
- Uneven terrain and terrain objects such as rocks and bushes block placement.
- Houses cannot be placed in guard zones, in dungeons, anywhere in Adena, or on roads.
- Certain areas (the Volaria and Westwend Outskirts) are reserved for citizens of those towns holding the Duke/Duchess title.
House Decay
- Only the owner can refresh a house's decay status.
- Decay is refreshed by opening any door of the house (opening the house sign menu as owner also refreshes it). Just logging in does not refresh your houses.
- The decay period is 30 days.
- When a house collapses, it is deleted and all items inside drop to the ground, accessible to anyone.

- Click on yourself: leave the house (works in every house, dead or alive)
- Click on the house sign: view vendors (if vendors are present)
Friends
- Click on a grey player/visitor: Eject, Ban
Owner / Co-Owner
- Click on a secured item (container, keg, house door, etc.): Set Security
- Click on a container that is not locked down or secured: Secure This
Player Vendors
Houses can host NPC shopkeepers that sell your goods — in your own house or in rented space in someone else's. Contracts, fees, renewal and what happens to a dismissed vendor's goods are all covered in Player Vendors.
